You signed up for all broker marketing blasts in your local market and you get an offering memorandum – or OM – delivered to your inbox. The OM is a marketing document created by the sellers’ broker that summarizes the deal. Note that the purpose of the OM is to support asking price the sellers’ broker. All the photos will look very nice and the typesetting will be impressive. You are always going into the material with a “critical eye”. Do not get overly impressed by the design work or the photos. You want to understand the data and the deal.
